This project proposes to build 585 housing units and commercial uses on what is currently 176 acres of agricultural land. This would be the first project in Oceanside converting farmland to dense housing. In spite of huge opposition by the community the city council approved the project in November of 2019. Preserve Calavera filed a legal challenge to the project identifying concerns with GHG mitigation, loss of agricultural land and impact on emergency evacuation. Then the people of Oceanside started a referendum to overturn the City Council decision. That petition drive was successful. In November of 2020 the people overwhelmingly voted to deny the project and save the farmland. The developer of the project then sued to overturn the results of the referendum and got a judge to agree with him. That decision was then appealed by the same citizens group. Both of these legal challenges are still working their way through the legal system.
Then the developer used the new state law SB 330 to resubmit a new application for basically the same project. That new project is also on hold pending resolution of the legal challenges.
