Ocean Kamp

The proposed Ocean Kamp project will not be a  “camp ” for anyone  who lives near it, drives on the local roads, or is concerned about wildlife movement or climate change.   The project  includes a 3.5 acre artificial giant surf lagoon surrounded by a hotel with 300 rooms, 11 separate commercial, retail and office buildings, an 18,000-square-foot conference building, and up to 700 residential units. All of this would be built on the site of the former drive-in theater and swap meet just off state Route 76 and Mission Avenue at Foussat Road.

Preserve Calavera concerns with this project include : faulty evaluation of traffic and  greenhouse gases, its  impact on the regional wildlife movement corridor and adjacent San Luis Rey River and safety impacts from its proximity to the airport  and its associated history of accidents and health risks from lead, ground level ozone and particulates.

We are also concerned that the developer is not doing what they should to provide affordable housing. Instead of building the minimum required 10% affordable housing units in a smart growth corridor, they propose to build 5% on site- far from transit access, and only pay a fee for the other 5%.  That moves us backwards in addressing our local and regional need for more affordable housing.

The  project was approved by the Planning Commission in July.   We filed an appeal of that decision in order to require a further hearing by the Oceanside City Council.  That hearing will be held on October 19,2022.

We are in a climate crisis.   All new development must meet current requirements and do their fair share to reduce greenhouse gas emissions. We will continue to do what we can’t to make sure this project, and others, actually moves us toward achieving  climate stability and a liveable future for us all..
